Old Barn House is ideal for family gatherings, group getaways, milestone birthdays, celebrations, reunions, hen parties and contractor stays. With four bedrooms, two bathrooms, an additional WC and comfortable social spaces, the cottage is designed to accommodate up to 8 guests, plus infants in cots.
As a small family-run business, we aim to offer the best value to all guests from the outset, rather than inflating prices and offering discount codes. For this reason, we do not currently offer Blue Light, NHS or other membership-based discounts.

Yes. The hydrotherapy hot tub is available throughout the year and is located outdoors within the private garden, making it perfect for relaxing and stargazing.
EV charging is available via VoltShare. Guests will need to download the VoltShare app and bring a compatible charging cable. Charging costs are based on the live electricity rate. Full instructions are provided at the property.

Yes. Once the entrance gate is closed, both the garden and parking area are enclosed. However, as every dog and child is different, we always recommend walking the perimeter on arrival to ensure it meets your own requirements and expectations.
Yes. The hydrotherapy hot tub is exclusively for your use throughout your stay and is situated within the private garden overlooking the Herefordshire countryside. The garden is designed to feel private and secluded, while still making the most of the surrounding views.

If you wish to use a supplier not listed on our recommended pages, this must be agreed in writing in advance. Third-party suppliers must hold appropriate public liability insurance, and we must hold a copy of their insurance certificate before they attend the property. Suppliers without prior approval will be refused access.
Yes. All major supermarkets deliver to Old Barn House. Most guests arrange a delivery for shortly after check-in on arrival day. Unfortunately, we are unable to accept or unpack grocery deliveries before your arrival.
Yes, we welcome tasteful decorations for celebrations. However, to avoid damage, we do not allow tape, Blu Tack, drawing pins, nails or similar fixings on walls, doors, furniture or beams. We recommend using freestanding decorations, or attaching decorations using White Tack or similar removable adhesive.
Battery-operated candles are welcome. For safety reasons, naked flames, including candles, tea lights and indoor fireworks, are not permitted inside the property.

If you’re looking to walk to a pub directly from the property, The Harewood End Inn is the nearest pub and can be reached via country lanes and public footpath within a 30-minute walk (or a few minutes by car).
The nearest option is Pengethley Farm Shop (approximately 2 miles / less than 5 minutes by car), offering everyday essentials alongside a range of local Herefordshire produce, including a meat and cheese counter. St Weonards Village Store (approximately 2.3 miles / 5 minutes by car) provides extended opening hours and a convenient option for essentials, while Carrot & Wine Store (approximately 4 miles / 8 minutes) is another nearby choice. For larger supermarkets, Ross-on-Wye (approximately 6.5 miles) offers Morrisons, Aldi, Sainsbury’s and Co-op.

We strongly recommend having access to a car. Whilst there are some walks and pubs nearby, Old Barn House is located in rural Herefordshire and a vehicle provides the greatest flexibility for exploring the area.

Yes. Andy’s Fishing Lake is located less than half a mile from Old Barn House and can be reached in less than 10 minutes on foot or 1 minute by car.
Please note that the route follows a country lane used by cars, farm vehicles and lorries, so children should be supervised at all times. No. For safety reasons, guests are not permitted to bring fire pits, chimineas, outdoor heaters or similar items to the property. The property’s BBQ (available April to October inclusive) is available for outdoor cooking.

No. Drone use is not permitted in order to protect the privacy of neighbouring properties and avoid disturbance to livestock.
Music may be played outdoors until 10.00pm. We simply ask that volume levels remain considerate of neighbours and that no outdoor noise continues after 10.00pm.
